The Landing Condominiums Building: Iowa River Landing

Shoemaker & Haaland worked provided structural design for The Landing Condominiums Building, adding underground parking, 64 condominiums, 13 two-story above grade town homes, commercial space, and a patio between the buildings at Iowa River Landing.
Unsuitable fill was found on site necessitating the use of Geopiers to locally strengthen the soil below shallow spread footings and grade beams due to the anticipated design loads. Shoemaker & Haaland was in contact with the precast manufacturer early on to work through details affecting parking level clearances and connections from precast members to steel masonry. A steel frame with moment connections provided the lateral resisting system of the western building to avoid vertical bracing in the commercial spaces while wood framed walls were used in the eastern building.
